Estoppel certificates
Estoppel certificate requests are handled by the board. Florida law sets a deadline for the association's response and caps the fee that may be charged, so please submit requests through the official channel rather than to individual board members.

Governing documents
The recorded Declaration of Condominium, Articles of Incorporation, Bylaws, and Rules and Regulations are provided to prospective purchasers by the seller or through the board. Current unit owners access them directly in the owner portal.
Sale and lease applications
Transfers and leases are subject to the association's approval process as set out in the Declaration. Contact the board for the current application packet, fee, and processing timeline before scheduling a closing.
Questions about the community
Questions about assessments, reserves, insurance, pending assessments, or planned capital projects should be directed to the board in writing so that the association's response is on the record.
